A: PZR was founded in 1994, as a subsidiary of Smith-Roberts, a national land surveying and civil engineering firm. Smith-Roberts saw a growing need in the real estate industry for a national zoning resource. Today, PZR is the leader in obtaining and analyzing zoning information across the United States.

Q: How can PZR save my company time and money?

A: Our company has a database of over 20,000 municipal contacts and a zoning library of approximately 6,000 zoning ordinances. PZR has established relationships with municipalities across the United States that allow us to provide zoning due diligence material in a prompt and efficient manner. Our experienced professionals deliver valuable information lenders, buyers and sellers require in order to make informed business decisions.

In removing the task of providing zoning due diligence from the borrower or lender’s attorney, costs are reduced significantly. The cost of our report is significantly less than an attorney’s opinion and has been readily accepted by all major title companies for the purpose of issuing 3.0 and 3.1 zoning endorsements.

Q: Where does PZR conduct business?

A: PZR is able to obtain zoning information in all 50 states. We have been successful in obtaining zoning information in even the most difficult to reach municipalities.

Q: What information do you need to provide a zoning quote?

A: It is necessary that we be provided the street address, city, state, tax identification number and legal description associated with the property in order to provide a zoning quote. Within less than 48 hours, PZR can provide the cost associated with the property, as well as, the approximate time it will take to complete the report.

Q: Does PZR provide Errors & Omissions Coverage?

A: The Planning & Zoning Resource Corporation carries one million dollars (1,000,000.00) of E&O insurance on each site for your protection.
